This page covers the rules of using realtydesign.co and the boundaries of the RealtyDesign service. The contract you sign for a build supersedes anything here.
Effective April 2026. By using realtydesign.co or engaging RealtyDesign LLC ("RealtyDesign," "we," "us") for a website build, you agree to these terms.
RealtyDesign designs and builds custom personal-brand websites for licensed real estate professionals. A typical engagement covers design, build, copy, listing data integration, and the first month of hosting and care. Hosting and care continue at the monthly rate quoted in your build agreement.
You agree not to use this site or our service to do anything illegal, infringe on someone else's intellectual property, transmit malware, or scrape our content for competitive use.
Every site we build includes the disclosures required by your state real estate commission and your sponsoring brokerage. You are responsible for the accuracy of your license number, brokerage relationship, listing data, and any compliance information you provide. We are not your real estate broker, attorney, or compliance officer.
When we display listings on your site, the source is either your brokerage's IDX feed (link-out), your manual data submission, or a future direct MLS RESO API integration with your brokerage's authorization. We do not republish MLS data without permission and we attribute listings per the brokerage rules in your jurisdiction.
The build fee is paid in two installments per the build agreement. Hosting and care is billed monthly. If a hosting payment is more than 30 days past due, we may pause your site after written notice; we don't take down a site without warning.
Our total liability for any claim related to the service is capped at the amount you have paid us in the 12 months preceding the claim. We're not responsible for indirect, incidental, or consequential damages, including lost commissions, lost leads, or loss of business opportunity.
We provide the service as-is. We don't guarantee uptime beyond what our hosting provider (Vercel) provides, lead volume, search engine ranking, or the success of your real estate business.
You can cancel hosting and care with 30 days' notice. We can decline to continue working with any client at our discretion with 30 days' notice. The build itself is non-refundable once delivered.
These terms are governed by the laws of the State of Texas. Any dispute is resolved by individual arbitration in Dallas County, Texas, except that either party may bring a small-claims action.
We may update these terms occasionally. Material changes will be posted at the top of this page for at least 30 days before they take effect.
